It seems that he is expecting an offer close to or more than the $12,345.00 he thinks it is worth, it is a common stamp and is worth only s few dollars in MUH condition.

Ah, but he has a bit of paper with a description so he automatically thinks it is extremely valuable, probably cost him a fair few dollars more than it's worth. Cos it has a certificate innit.
It isn't even a certificate, it's just a piece of paper with a little bit of trivia about the stamp printed on it. As the old adage goes, "a fool and his money is soon parted".

I checked my Unitrade Canada Specialized ( 2015 ) and the only version of this stamp that is expensive is 104vii for a blue-green major re-entry. They want $10 000 for a unique mint example. It's pretty obvious this is not what's being offered here! The problem is that there just might be someone out there who will make a stupid offer!!! Don't let it be you or anyone else on StampoRama!!!
Not sure I see anything wonderful but maybe the specialists can. Not sure what the seller thinks it is worth but it looks to have damaged perfs top right side.

I think the price shown is because he is asking for offers not what the actual price is.
